
Medical Office Building Near Completion Marks Major Milestone for $205 Million North Las Vegas Downtown Mixed-Use Commercial Redevelopment
North Las Vegas, NV (September 5, 2024) – Agora Realty and Management (Agora) and the City of North Las Vegas announced substantial completion of construction for a new state of the art 42,000-square-foot medical office building located at the heart of the now underway NLV Gateway downtown redevelopment. The 29-acre mixed-use master-planned commercial district in North Las Vegas’ central core is strategically located at the gateway to the city, east of the I-15 freeway along Lake Mead Boulevard and north along Las Vegas Boulevard.
The new medical office building helps to fill an important void for North Las Vegas residents by bringing much needed healthcare services to the downtown area and marks an important milestone for the mixed-use redevelopment. With completion of construction on the city’s first new downtown office building of this size since 1973, Agora has also announced a 7,500 square foot lease with Pueblo Medical Imaging Services.
For the City of North Las Vegas, the construction of NLV Gateway is a transformative catalyst for downtown and the long-term future of the city.

Since announcing plans for NLV Gateway, the Agora team has been working with the city to bring critical infrastructure to the aging downtown including fiber and upgraded power to encourage greater connectivity and accelerate construction of the mixed-use project. All told, Agora has invested more than $200 million to support development of NLV Gateway that will add 200,000 square feet of retail and restaurants and 125,000 square feet of office and medical office space along with significant public spaces.
